What Does ABC Mean in Real Estate? A, B & C Explained

In real estate investing, “ABC” commonly refers to Class A, Class B, and Class C properties: broad categories used to compare a property’s condition, location, age, amenities, and position in its local market. The labels are useful shorthand, but they are not official grades, so a Class B building in one market may look different from a Class B building somewhere else.

Class A properties are generally newer or recently updated, well maintained, and located in desirable areas, while Class B properties are typically solid but may be older or have fewer premium finishes and amenities. Class C properties often need more maintenance or improvements and may be in less sought-after locations, which can mean a lower purchase price alongside more work and potentially greater operating risk.
